Advantages Of Buying A Preconstruction Condo

Leverage - Make More With Less

Typically, an investor may pay 20% of the purchase price on a property and leverage the remaining 80% through a mortgage provided by the bank. The investor would then pay monthly mortgage payments back to the bank. As a property appreciates in value an investor may realize 100% of the price appreciation even though they only put down 20% of the purchase price.

CalgaryCondoInvestments looks for preconstruction projects with deposit structures as low as 5%-10% so you can maximize your leverage. The average preconstruction project may take 2-4 years until completion. This means an investor can leverage up to 95% of the purchase price for 2-4 years without paying a mortgage!  As a result, that investor has better flexibility and control over their finances. This is a key advantage and one way preconstruction condo investments can provide above average returns to investors.

Real Estate Appreciation

Calgary has consistently ranked as one of the world’s most livable cities. Its affordability, job prospects, proximity to nature, infrastructure and lower cost of living have lead to a growing population and demand for new housing. As demand continues to rise in Calgary its expected that real estate prices will continue to appreciate as well. 

Income That Naturally Keeps Pace With Inflation

As inflation occurs over time both the market price and market rents of investment properties tend to rise providing an asset and investment that will keep pace with inflation. 

Long Term Financial Security

Prepared investors purchase preconstruction condos at their earliest release which usually means the lowest price and highest selection of floorplans with the best incentives. These investors then sit back while the project they invested in is being built, typically between 2-4 years.  As a project nears completions, savvy investors and assign (‘resell’) their unit for a profit, or simply lease it out and collect monthly cash flow. Over time, many savvy investors refinance their properties to extract their initial equity and reinvest into additional preconstruction projects. Over the long term many investors are able to build a growing portfolio of cash-flowing properties that continue to appreciate in value.

Every real estate investor needs to consult the appropriate tax professional to properly plan out their investment strategies. In general, the majority of investment properties allow investors to offset rental income with allowable expenses such as interest payments on a mortgage, property taxes, insurance, property management and realty fees to name a few.
